The horizontal timber strips fixed across the rafters that the tiles hook onto. Quality matters here: we only fit BS 5534 graded, pressure-treated battens (the marked, coloured ones). Ungraded "rough sawn" batten is a common corner-cut — it can split, rot early and isn't accepted under tile manufacturers' warranties.

💧Breathable membrane (underlay)

The layer beneath the battens that stops any wind-driven rain reaching the timbers while letting moisture escape from the loft. We fit modern vapour-permeable (breathable) membranes instead of old bitumen felt, which traps moisture and leads to condensation and rot.

🔩Fixings, clips & nails

Since the 2014 update to British Standard BS 5534, tiles and slates must be mechanically fixed for wind resistance — not left to rely on their own weight. We nail and clip to the correct specification for your roof's exposure, so nothing lifts in a storm.

There's no single "best" — it depends on your budget, property style and how long you want it to last. Concrete is the best value, clay is traditional and won't fade, and natural slate lasts longest and looks the most premium. Do I need a breathable membrane under my tiles?
We strongly recommend it. A breathable (vapour-permeable) membrane lets moisture escape from the loft while keeping wind-driven rain out. Older bitumen felt traps moisture and is a leading cause of condensation and rotten roof timbers. Every JK Roofing re-roof uses a modern breathable membrane.
Do my roof battens need replacing when I get a new roof?
Yes. On a full re-roof we always fit fresh BS 5534 graded, treated battens. Old battens are often brittle, undersized or non-compliant with current standards, and re-using them risks the whole roof. New battens are a standard part of our price — never an extra.
How long does a new roof last?
It depends on the covering: concrete tile 40–60 years, clay tile 60–100 years, and natural slate 80–100+ years. On top of the materials, JK Roofing backs the workmanship with a 10-year written guarantee and a 15-year guarantee on dry ridge and verge systems.
Do all the tiles have to be nailed or clipped?
Under BS 5534, tiles and slates must be mechanically fixed rather than relying on their weight. How many are nailed or clipped depends on your roof's pitch and wind exposure — perimeter and ridge tiles are always fixed. We calculate the correct fixing specification for your specific roof.
Is a dry ridge better than a mortar-bedded ridge?
Yes. A dry ridge system is mechanically screwed down and ventilated, so it won't crack, wash out or work loose like mortar does after a few winters. It's stronger, virtually maintenance-free, and we guarantee it for 15 years. We can also convert an existing cracked mortar ridge to dry without re-roofing.
Can you fit a new roof in winter?
