A roof isn't just tiles — it's built up in layers, and the parts you can't see are the ones that make it last. Here's what's in every roof JK Roofing installs across Swindon and Wiltshire.
The visible, weatherproof outer skin. The four main options — concrete tile, clay tile, natural slate and fibre-cement slate — are compared in detail below. Your choice affects look, lifespan and cost.
The horizontal timber strips fixed across the rafters that the tiles hook onto. Quality matters here: we only fit BS 5534 graded, pressure-treated battens (the marked, coloured ones). Ungraded "rough sawn" batten is a common corner-cut — it can split, rot early and isn't accepted under tile manufacturers' warranties.
The layer beneath the battens that stops any wind-driven rain reaching the timbers while letting moisture escape from the loft. We fit modern vapour-permeable (breathable) membranes instead of old bitumen felt, which traps moisture and leads to condensation and rot.
Since the 2014 update to British Standard BS 5534, tiles and slates must be mechanically fixed for wind resistance — not left to rely on their own weight. We nail and clip to the correct specification for your roof's exposure, so nothing lifts in a storm.
Ridge and edge tiles were traditionally bedded in sand-and-cement mortar, which cracks and lets tiles work loose within a few years. We fit mechanically-fixed, ventilated dry systems — far stronger, maintenance-free, and backed by a 15-year guarantee.
A roof has to breathe. Without airflow at the eaves and ridge, warm damp air condenses in the loft and rots the structure. Every roof we install includes the correct eaves and ridge ventilation for a dry, healthy loft space.
Code 4/5 lead (or a high-grade lead alternative) seals the joints around chimneys, valleys and where the roof meets a wall — the exact spots where most roof leaks actually begin.
The four roof coverings we install most often, and what each is best suited to. Not sure which is right? We'll talk it through with you at your free survey.
We visit, inspect, and give you a written quote — whether you go ahead or not.

"Flat roof" covers several very different systems. Here's how the main ones compare, and which we'd recommend for your garage, extension or dormer.
Two things separate a flat roof that lasts decades from one that fails early — and they're under the surface.
On a warm roof the insulation sits above the timber deck, keeping the structure warm and dry and preventing the hidden condensation that rots cold-roof decks from below. It's now the recommended approach under current Building Regulations, and what we build on new flat roofs and extensions.
A "flat" roof is never truly flat — it's built with a slight fall so rainwater runs off to the gutter or outlet instead of pooling. Standing water is the number-one killer of flat roofs. We design the correct fall into every roof, adding firrings or tapered insulation where needed.
No obligation, no jargon — just a proper price from people who know roofs.
